Don't be so negative, here are some reasons to rethink your usual excuse for not buying a house.

1. "I don't have enough money"

*Some loans-especially for borrowers with good credit and debt to income ratio allow you to finance up to 90%, or even 100% of the purchase price. You can arrange for a "gift program" that allows the seller to "gift" you your closing funds.

2. "I am waiting for the market to improve."

*If you are a buyer, there isn't going to be another fantastic opportunity like this one for many years. There are a lot of homes in the market to choose from and sellers and builders are willing to do anything to sell. Prices are not going to come down any further in most areas and interest rates will start climbing very soon. If you are trying to set money aside in a savings account, consider that the tax benefits will outweigh the measly interest rates you are receiving by your bank.

3. "I don't have a significant other or roommate to buy with me."

*Nearly half of all home owners are single owners, many of which are women. If you find the home that you can afford than you will never have to worry if a roommate moves out because you were smart enough to base your house payment on your income and not a combined income. If by chance a significant other or roommate does move in, you can put the money in savings or use it to do home improvements.

4. "My credit score is bad"

*I have worked with first time home buyers that barely squeak by with a 625 credit score. True, the higher the better. I have worked with people to improve their score up to 100 points in a matter of 6 months. Your lender can pull your score right before closing to give you the best rate. I strongly suggest that you start cleaning up your credit report, starting today. Paying down credit cards to 1/3 will improve your score immediately. Cancel all cards that have not been open for more than 3 years. You don't want to cancel the cards that you have had the longest credit with.

5. "I don't have time the time to house hunt, move, find my kids a new school, etc"

*You don't need to take any time off work to find a home. This is what I am for. I will narrow down your options to show you only the homes that meet all your criteria. I will even help you find a school and daycare.
