Register your name through the database on the MLS so as properties hit the market, I am instantly notified.
If you are unavailable to view homes, I will preview the home 1st so you don't bother wasting your time if the house has things that would instantly turn you off, like pet smells or severely damaged walls or carpet. Unless, of course, you are looking for a "fixer".
I come prepared. If we find a house that you want. Why risk having somebody beating us to the punch. I travel with all the necessary forms. We can enjoy an iced drink at Starbucks and fill out all the papers on the spot. Remember, to come prepared as well. You will need to write a check for earnest money in order to put in an offer. Expect to put down at least $1000.00. You will have plenty of opportunity to recoup this money if you decide that the house is not what you had hoped. Example, the inspector comes back with a laundry list of major issues; we can get every penny of your earnest money back.
Here are a few items that I will be negotiating on your behalf:
1. Purchase price
2. Closing costs
3. Seller "to do's" as a result of the inspection
4. Closing date and move in date
5. Rescission of Contract if needed
6. Title Contingency (you will have a period of time to review the title prior to agreeing to purchase)
7. I will make sure that the utilities are at $0.00 balance when you move in
8. I will make sure that the seller pays for Homeowners Policy of Title insurance with the company of your choice
9. I will negotiate what items (appliances and items affixed to the walls) stay with the home at the as agreed
10. If the appraisal comes in less than sale price, I negotiate a new price of rescission of contract
I will also make sure that the seller holds up his end of the deal prior to closing and the seller discloses any known property defects or lead paint.
I will also make sure that the house and property remains in the condition (example: lawn care, clean carpets, etc) that is were in when we submitted our offer. This will ensure that you will not move in and discover that the seller put holes in wall while in the process of moving out.
And lastly, I will work with escrow to ensure that all documents from lenders, homeowner insurance, loan and debt payoffs, any seller debts (example HOA dues, past taxes, unpaid child support) are paid prior to you taking possession of the house. I will make sure that the title is clear of any liens.
As a Buyer's Agent I get paid by the Seller or Listing Agent on a percentage (usually 3%) set by seller of the selling price, so you don't pay me a penny. Referrals are the best payment that you can give me.
